VALLEJO ECONOMIC DEVELOPMENT
The City of Vallejo is experiencing a modern renaissance. There are signs everywhere of commercial and cultural renewal, renovation and redevelopment. Our small-town atmosphere, our sense of purpose, our wonderfully diverse community and our great spirit embody the best elements of the past, present and future of California.
Home to a Naval Shipyard for nearly 150 years, Vallejo is now a vibrant mix of residential and commercial communities. Historic homes, beautiful parks and a scenic waterfront are attracting new residents and businesses to Vallejo, nestled atop the Bay almost equidistant from San Francisco and Sacramento.
Strategically located close to San Francisco, Oakland and Sacramento, as well as the major wine producing valleys of Sonoma and Napa.
Vallejo is well connected to the Bay Area and Capitol Corridor via Interstate 80 and 780 as well as to Wine Country by State Highways 37 and 29.
Traveling by air is also convenient, as Vallejo is within 50 miles of San Francisco, Oakland and Sacramento international airports.
For goods, Vallejo is convenient to the regional ports of Oakland, San Francisco and Richmond.
For commuters, San Francisco is less than an hour away by the Vallejo Baylink Ferry, the high-speed catamaran service.
There are five major new commercial developments in progress or planned in Vallejo:
Lennar Mare Island
Lennar Mare Island is transforming the South end of the former naval shipyard into a vibrant mixed-use facility, including a town center, historic core, waterfront promenade with retail & entertainment, and four urban-style, residential neighborhoods with more than 1,400 homes planned. Today, more than ninety businesses occupy 3 million square feet on the island and employ more than 1,900 workers. With an inventory of more than 100 buildings representing 7 million square feet, Mare Island has office and industrial spaces to meet almost any commercial need. Targeted industries for this commercial district include high-tech and biotech, as well as heavy industrial, light manufacturing, medical, professional and administrative companies. Additionally, with ample berth and dry dock areas, Mare Island is equipped to accommodate a wide variety of maritime uses.
With the restoration work complete on the historic Empress Theatre, Triad Communities’ planned development for the heart of downtown Vallejo is taking shape. Triad’s mixed-use plan calls for a 12-square block area incorporating three distinct districts: Arts & Entertainment; Residential, Specialty Service & Retail; and Civic & Transit. The Arts & Entertainment District will be anchored by the renovated Empress, an outstanding locale for live performances and film screenings that will foster a wealth of restaurants and other entertainment. The Residential & Retail District will feature new buildings that combine sidewalk-level retail and services with upstairs residences, designed to offer a live-work environment unlike anything in Vallejo today. The Civic & Transit District will add new elements (to improved existing elements) designed to enhance downtown amenities and provide benefits to the entire city.
The plan for this 109-acre commercial and residential development owned by Mandarich Developments includes retail, office, college and residential uses. Northgate includes 50,000 square feet of office and retail, a 10-acre neighborhood shopping center, and the new Vallejo Auto Mall, anchored by Team Superstores and Cornelius Ford. The “college section” of this development houses the new Vallejo campus of Solano Community College. The residential area has two upscale gated communities: Hyde Park, a community of 133 luxury single-family homes in the English tradition with sumptuous grounds reminiscent of an English garden; and Belvedere, an “Active Adult” community of 336 luxury condominiums that includes a spectacular clubhouse with indoor pool, spa, gym, library, kitchen and dining facility.
The Waterfront is a 92-acre development proposed by Callahan/DeSilva Vallejo, LLC that includes a residential plan for 750-1,000 high-end homes, office and commercial space, an upscale hotel and conference center, as well as restaurants and retail. Thirty acres of new parks will be created, a new underground 1200-space public parking lot for the Vallejo Station Multi-Modal Transit Facility will be built, and the waterfront promenade will be extended to accommodate new community recreational opportunities.
The City of Vallejo offers a wide array of neighborhoods and master planned communities. Whether it is the golf club community of Hiddenbrooke, the seaside marina of Glen Cove or hillside view of Hyde Park, Vallejo offers its residents a unique combination of bedroom community, suburban quietude, waterfront paradise and foothill vistas.
Glen Cove is a master-planned community in Vallejo located amid the rolling hills along the Carquinez Straits. Originally developed in 1986 by a consortium of a dozen different builders, Glen Cove is a neighborhood of single-family homes close to I-780 and I-80, convenient to commuters of Napa, San Francisco and Sacramento. Outdoor activities are abundant in Glen Cove; residents enjoy biking and walking in the rolling hills, playing tennis at the Glen Cove Park courts, and boating and fishing from the Glen Cove Marina.
Nestled among the rolling hills where northern Vallejo meets southern Napa County, Hiddenbrooke encompasses 1,300 acres of recreational amenities, open space and distinctive residential villages. This “hidden valley” includes new home neighborhoods like the Orchards, Reflections and the Summit, all with distinctive single-family homes ranging in size from 1,500 square feet up to more than 3,000 square feet. Central to the community is Hiddenbrooke Golf Course, a spectacular 18-hole Arnold Palmer Signature Course that is one of the best in the region.
Hyde Park Vallejo is one of the finest luxury gated communities in the entire Bay Area of San Francisco. Hyde Park Vallejo offers luxury, single-family detached new homes for sale with four plan choices. Hyde Park Vallejo’s central location benefits residents with a convenient commute to the greater Bay Area metropolitan work environments of San Francisco and Oakland as well as the regional work centers of Napa, Fairfield and Vacaville. Hyde Park is located within walking distance of abundant shopping and dining, and close to Blue Rock Springs Golf Course and the scenic Vallejo waterfront.
Lennar Mare Island
Imagine living side-by-side with history in a scenic island neighborhood. This extraordinary opportunity exists at Mare Island. The island’s landmark architecture has been preserved and many historic buildings refurbished. The community features parks, wildlife preserves, a golf course, and more. The plan for Mare Island includes a broad range of home styles and sizes, ranging from single-family residences to town homes, paired homes and apartments. Neighborhoods are designed with curved tree-lined streets, neighborhood parks and broad sidewalks, and many enjoy views across the bay.
Waterstone is a development of 434 single-family homes located along Columbus Parkway and Regents Park Drive currently under construction that will feature homes in the Spanish, Italianate and Cottage styles ranging from 2,400 square feet to 3,100 square feet. This new community will provide homeowners with views of the Carquinez Straits as well as citywide vistas. Waterstone will feature trail connections to the Bay Ridge Trail and is characterized by an abundance of open space along the ridgelines. The community will feature Highlands Park, which will include bocce ball courts, a basketball court, play area and picnic area.
